I'm looking for an expert in architecture and landscape design who can create a comprehensive layout for a multi-purpose estate. The estate will consist of several distinct zones: dining, wellness, residential, sports, events, and gardens. Your task will be to create a unique yet functional layout that fits within a perimeter of 240m, 220m, 170m, and 60m.

Here’s a conceptual approach to sketching a floor plan based on your estate’s dimensions:

1. Outline the Perimeter:
• Start by sketching an irregular polygon with the sides you provided: 240 meters, 220 meters, 170 meters, and 60 meters. The shape will likely be a trapezoid or an irregular quadrilateral, depending on the angles at which these sides meet.
2. Divide the Area into Zones:
• Central Zone: Place the restaurant and wellness center near the center or at a strategic location that best fits within the irregular shape, ideally accessible from the main entrance.
• Residential Zone: Arrange the 30 apartments around the wellness center, possibly in smaller clusters to create a community feel and provide easy access to central amenities.
• Sports and Recreation Zone: Allocate one of the longer sides of the plot (240 meters or 220 meters side) for sports facilities to utilize the length for tennis courts and other sports courts.
• Event and Garden Zone: Use the most scenic part of the estate, which might be along the irregular sides (170 meters or 60 meters), for the botanical garden, workshop area, and the pavilion for large gatherings.
3. Add Paths and Roads:
• Design paths and small internal roads that connect these zones smoothly, ensuring that they are logically placed for easy movement around the property.
4. Water Feature:
• If adding a lake, consider placing it near the event area or as a central feature visible from the main zones to enhance aesthetic appeal.
5. Parking Area:
• Position the parking near the main entrance to keep the traffic away from the residential and recreational areas. Ensure it’s large enough to accommodate 200 cars but doesn’t intrude into the core functional areas of the estate.

Ideal skills and experience include landscape architecture, city or urban planning, civil engineering and CAD proficiency. A successful bid will demonstrate prior knowledge and experience in similar projects. A keen eye for aesthetics and functionality, as well as knowledge of environmental sustainability principles, will be extremely beneficial.
