Building a Checklist for an addition
Budget: $250 – $750 USD
I am completing the requirements for an addition to my house.
Already have a DWG, and a site plan finished
INTERNATIONAL RESIDENTIAL CODE
Check list includes below
1. Provide floor plans of the existing residence with the following:
a. Room names
b. Required smoke detectors and carbon monoxide detectors per IRC R314 & 315
2. Provide Floor Plans and Elevations of the proposed addition with the following:
a. Room names
b. Window sizes and operation
3. Provide a building section of addition showing:
a. Floor to ceiling height demonstrating the space meets the minimum requirements for ceiling height.
b. Wall construction including minimum insulation values, interior and exterior materials, and vapor barrier type.
c. Roof Construction with finish material type and minimum moisture barrier
d. Floor construction with minimum insulation values.
4. Provide roof venting calculations and show roof vent locations on the roof framing plan. It appears roof will be flat or near flat – if using 2x8
material as proposed demonstrate on the plans how minimum roof
insulation values will be achieved.
5. Regarding the new crawl space:
a. Show required minimum access on the foundation plan.
b. Add notes for any existing venting blocked by the addition to
be replaced in the existing crawl space
c. Provide crawlspace ventilation calculation on the plans and
show size and location of proposed vents.
d. Clarify how many HILTI HT HY 200 are required at each location
tying together the new and existing foundations
6. Provide details for connection of roof rafters to wall top plate per IRC
R802.11
7. Incorporate the proposed Washington State Energy Code into the floor
plans
