Arcitectual permit plans for a 2nd floor addition to an existing single family residence New Jersey USA

Detailed permit ready architectural drawings for the addition of a 2nd level to an existing home. I have created a basic drawing of the existing house and the proposed addition, need to develop the full set of technical drawings needed for a permit in New Jersey including the require NJ registered architectural or engineer stamp. 2nd level approximately 1200 square feet with three bedrooms, 3 bathrooms a laundry room, and stairs to a habitable attic space. Note as this is an addition to an existing single family structure no site-work is required, just need to show the existing property survey and setbacks on the plans.

Looking for a permit ready set of signed and sealed plans including:
-Detailed Technical Drawings (based on my design) but suggested changes are welcome:
-Technical floor plans with dimensions and annotations
-International Building Code NJ edition compliant
-Structural wood framing plans detailing all members including Roof framing plan
- Wall sections & construction details as required for permitting
- Elevations
-required lists on drawings for permit
- Stairs, key architectural and plumbing elements
-bonus would be: Electrical and possibly plumbing schematics


• Looking for 14 day turnaround for initial review set, with revisions within 5 days of receipt thereafter, but open to discuss alternate time-frame suggestions.
• good communicator as there are always issues to resolve
