Architectural drawings, bill of materials, evaluation of materials and remote project management for Airbnb apartments, caretaker apartment and office with bathroom

We own a property with an adjoining building and garden close to Porto, Portugal (GMT+0).
We would highly encourage the person or team to be located in an area where direct flights to Porto are available. Please check www.rome2rio.com to ensure this is the case with your location. You will need to come on site (flight and expenses paid separately) at least every two months. Note that this project cannot be completed in a week or even a month. I expect the project to take up to a year with your involvement being intense in the beginning, and then at least 15 minutes a work day thereafter for progress discussions, complemented by monthly or bi-monthly construction site visits.

This project has five components. We want to:
1) transform a factory into three Airbnb apartments. This includes adding structural elements such as walls, windows and doors. The height of the factory ceiling and caretaker apartment ceiling is 380 cm.
2) consider lowering the rear of the slab by at least 120cm to keep the loft feeling in the front part, but have more space for bedrooms at the back.
2) redesign an adjacent caretaker apartment consisting of main room, bedroom and bathroom.
3) transform the current double carport into a new office
4) design the front yard of the Airbnb apartments. This includes landscaping and individual carparks.
5) design a swimming pool area to the north of the property, adjacent to the road. The pool size will be 465x1,100cm.

As we are quite a busy family, you will have to be lenient with us. Don't expect this project will not be completed in a month. We expect multiple iterations / change requests so take this into account before submitting your offer. Your tasks will include :
- detailed architectural drawings that allows us to seek a building permit and that includes plans, sections and elevations (front, side, split, rear). We also need plans for utilities (water, electric power, piping for aircons and heating);
- bill of materials that will allow us to guide one or more contractors;
- proposal of materials and definition of the required properties,;
- development of scope of work / RfP to seek proposals from building contractors and builders, and selection of these;
- project management during construction with analysis/feedback on the basis of daily photos & video footage, and provisional acceptance / snag list / final acceptance. Understanding some Portuguese will be helpful;
- If you need a civil engineer, you will have to include his tasks;
- If you need someone to dimension electric power, water and aircon, you will have to include these tasks.
- Rendered drawings.

Please note that
- the main house is not part of the project;
- there are existing water and electricity conduits, however no heating pipes;
- the rear room to the right of the factory has a small bathroom with shower, wash basin and bidet. This bathroom is not on the drawings;
- the enclosed file "Drawing Factory.pdf" is my own draft on how to subdivide the factory. This does not exist in reality;
