Architectural Plans Finalization for Renovation
Budget: $250 – $750 USD
I'm looking for a professional to help finalize the architectural plans for the renovation of my property. The house has a unique layout with five half-levels and a utility/storage area on the bottom floor. This is a multi-level home with a current multi-lined roof that needs to be replaced with a single gable roofline.
Key Objectives:
- The materials I prefer to use are natural wood, concrete, and glass.
Project Overview:
The home is an older property that has been renovated in stages, with a distinctive layout featuring five half-levels and a utility/storage area on the lowest floor. The main focus of this renovation is replacing the existing damaged, multi-lined roof with a new, single gable roofline to address water leakage issues.
Scope of Work:
You will be provided with:
• A complete site plan (done and signed by a local firm)
• A .dwg CAD file with the existing designs
• Photos of the property
• Renderings developed so far
The job will involve:
• Producing 4 existing and proposed floor plans containing all five half-level
• Producing existing and proposed roof with detail
• Creating 4 existing and proposed elevation drawings (front, back, and both sides), including a see-through elevation to highlight the unique half-floor configuration
• Developing 1 landscaping plan based on existing site plan
• Preparing mechanical plans for electrical, plumbing, and heating/cooling systems
Your deliverables must include:
• Dimensioned and annotated drawings ready for the engineer’s review and adjustment
• Incorporating feedback from me and the engineer as needed to prepare the plans for filing
• Ensuring compliance with building codes and permit office requirements, but final signing will be handled by the engineer
Collaboration:
While you won’t be responsible for signing the final plans, we will form a team with the engineer handling the structural components to ensure the plans meet all local requirements and specifications. Your work will therefore include making any adjustments requested by the engineer until the plans are ready for signature by him and submission to the permit office.
