Project Overview:

We are seeking the services of a qualified freelance architect to design and develop layout plans for a residential building project, primarily utilizing shipping containers. The project involves creating layouts for the Baldwin buildings on a 1000 m² property, adhering to the zoning 3 restrictions, which allow for 25 dwelling units per hectare (resulting in 3 dwelling units on this property).


The Baldwin buildings are to be designed to optimize space, functionality, and aesthetics while using shipping containers as the primary building material. The design should cater to modern living needs and comply with all local building codes and zoning regulations.


Scope of Work:

Concept Design:


Develop conceptual designs for three distinct dwelling units using shipping containers. Each unit must optimize space while ensuring functionality and comfort.

Incorporate innovative design elements that align with modern architectural trends and maximize the use of shipping containers.

Zoning Compliance:


Ensure all designs comply with zoning 3 restrictions, particularly focusing on the permissible number of dwelling units and any height, coverage, or other applicable restrictions.

Provide consultation on any necessary permits or variances that may be required to achieve the design goals.

Detailed Architectural Drawings:


Provide detailed floor plans, elevations, and sections for each dwelling unit, showcasing the use of shipping containers.

Include site plans that demonstrate how the units will be positioned on the property, including any outdoor or communal spaces, parking, and landscaping.

Prepare foundation, structural, and insulation details specific to the use of shipping containers.

Sustainability and Energy Efficiency:


Incorporate sustainable design practices, including energy-efficient solutions and the potential for solar panel installation.

Ensure the designs consider insulation and ventilation to make the containers habitable and comfortable in the local climate.

Consultation and Revisions:
