New business; plan to submit an offer this week relative to commercial/residential property (preference/future owner occupied); current owner use upper space for storage, though residential. Approximately 2500-3000 square feet structure; needs to be gutted; lower space is open; to be candid, building is a complete dump with potential; inspector requires architect plan with seal; property not connected to water; unknown relative to sewer; current owner grandfathered; first floor bathroom rigged; in middle of first floor; Would like a very basic plan. Have a limited budget; pursuing a dream. Thank you.
