Apartment Building EXTENSION - ADD 8 FLOORS

I'm seeking a professional Architect/Interior designer to step forward into creativity.
The challenge will be to create charm and beauty over the top of existing building, sandstone with a nod towards heritage.

1. Update facade of existing building - the building is within a heritage area with old sandstone houses and boutique apartment blocks.
2. I envision using sawn sandstone on the front facade overlooking High Street, the balance of original building will be rendered.
3. At the front of building adjacent to the garage entry, convert garden into hotel lobby. Open door to apartment lift via a new hallway through the garage. This is accessible with no stairs. Additionally add step that go to front entrance via portico
4. Upgrade portico above entrance door with sandstone columns and pavers and glass roof
5. Parking 1 &2 will become a small gym, sauna room and lockable storage.
6. Across the full length of front facade of level 1,2, & 3 add covered balcony 1.5m deep with arched columns across and sides. Fully enclosed with double glazed aluminium window into all level l 1,2,3 balcony then finish off with a delicate heritage floral designed security screens )
7. All 3 bedrooms will have balcony access via large double glazed sliding doors
8. Give entrance and stairwell a nice clean hotel style upgrade


BUILDING EXTENSION PLAN AND DESIGN CONCEPTS:
Adding 6 floors + Double story penthouse on top of existing building

- [ ] Full width balcony across front and rears facades
- [ ] Fire escape LEVEL 4-11 TO BE PLACED OUTSIDE the building
- [ ] Block access between level 3 and 4 , add egress to outside fire escape
- [ ] Outside of the building throughout extension
- [ ] Extend lift top floor green roof
- [ ] Access control to each floor
- [ ] Each apartment must have kitchenette with, sink, gas cooktop, concealed dishwasher and fridge/freezer. bathroom, laundry
- [ ] Level 4&5 Studio apartments and may need utility space (TBA)
- [ ] Level 6 &7, studio and 1 bedroom
- [ ] Level 8&9 sub penthouse 1 bedroom loft apartments in high end finish

Level 10: Living
- [ ] Entry from lift lead into a high doube story glass with huge views over Sydney harbour, opera house
- [ ] evel 10 living, kitchen, pantry dining room, laundry, guest bedroom area with en-suite or multi use bathroom .
- [ ] Huge semi covered verandah with amazing pool and spa, comfortable seating, outdoor kitchen and bar overlooking Sydney harbour

Level 11:Bedroom
- [ ] 4 ensuite bedrooms
- [ ] Office
- [ ] Library/movie room
- [ ] Secret room/safety/security

Level 11: green roof
- [ ] Lift and stairs to the green roof
- [ ] Various mature medium size trees
- [ ] Party space at night for adults with kitchen and large covered area that can be closed if weather or need soundproofing


Key deliverables:
