I’m creating a model for a mixed-use development in California that will exceed 10,000 sq ft, and I need a detailed, dynamic pro forma to guide financing conversations and keep cost assumptions transparent. I want the model to reflect current California pricing, permit fees, and any region-specific line items you find relevant, yet remain flexible enough for me to plug in new numbers as market conditions shift.

The core of the job is a spreadsheet-based pro forma—Google Sheets ideally—built with clean, clearly labeled formulas so I can quickly adjust variables such as material rates, labor rates, square-foot assumptions, contingency percentages, and schedule duration. Where possible, structure the file so that global inputs on a summary tab flow through to the detailed cost breakdown and cash-flow schedule.

Deliverables
• A fully linked spreadsheet (Excel or Sheets) showing hard costs, soft costs, financing costs, and a month-by-month draw schedule
• A short user guide or annotated notes explaining each input and how to update it
• One walk-through call or screen share to confirm everything works as intended

Acceptance Criteria
The model must calculate total development cost, cost per square foot, and monthly cash requirements without errors when I change any single input on the assumptions tab.
