Apartment Operating Budget Preparation
Budget: $30 – $250 USD
I have two apartment communities that need complete operating-expense budgets entered and polished. The raw figures—rents, utility histories, payroll outlines, and vendor quotes—are ready; what I’m missing is the clear, well-structured budget workbook that turns those numbers into day-to-day guidance for the coming year.
The work centres on standard multifamily operating lines: payroll, maintenance, turnover, marketing, admin, utilities, taxes, insurance, and reserves. I’ll share last year’s actuals and my preferred Excel template; feel free to refine the layout if it improves clarity. Accuracy matters more than speed, but I do need formulas locked, per-unit and annual totals auto-calculating, and notes on any assumptions you make so I can explain them to ownership later.
Deliverables:
• Two fully populated Excel budgets (one per property) with clean formulas and per-unit, monthly, and annual views.
• A brief assumption sheet for each property summarising key drivers or estimates you introduced.
Please be comfortable benchmarking expenses against typical garden-style apartments, spotting irregular line items, and suggesting realistic adjustments when my source numbers seem off. If you work in Google Sheets, that’s fine—I can convert—but the final files must open flawlessly in Excel.
