I need a professional booklet to present to prospective clients.

Specifically; we are a retail lighting shop that sells lights and fans. I think many people around our area know this.
But we also sell mirrors and heaters, and can do custom lighting designs for the small segement (5%) of the market that requires this.
This pitch is aimed at new home builders.
Some builders use us as a showroom: they send the customer in to make selections. We assemble the order based on cusotmer selections and then deliever the order if requested, or hold until the builder or electrician collects it.
Other builders get a small selection of lights and fans from us and install them in their own showroom. Then when customers make selections, the builder just sends us a purchase order with selections and quantities.
We have a few very loyal builders that use our services, but there are many more builders int he area that don't use us at all. SO hopefully this brochure presents well, and can show them how working with us can streamline this aspect of their business.
Most builders will be pretty uninterested in reading this brochure and are time poor. So the brochure must be visually appealing and have lots of dot points for easy skim reading.
I'm relying on whoever does this project to help guide me along a bit and work together on the content.
