We are building a high-margin SaaS tool to help UK property professionals discover and analyze commercial opportunities faster. The core is an automation system that compiles and processes public property data from various free and open sources, applies intelligent analysis, and delivers clean, actionable daily insights.
This is an MVP — focus on reliability, clean data handling, premium user experience, and robust automation. Fixed-price preferred.
Key Requirements
Data Aggregation & Automation
Build robust automation to gather and combine public real estate information from multiple free/open sources (e.g., Rightmove, Zoopla, Daltons Business, HM Land Registry, Environment Agency, Companies House, etc.)
Implement efficient data collection, deduplication (fuzzy matching on address/postcode/grid ref), and normalization
Use best-practice techniques for reliable, high-performance automation (randomized timing, session management, error handling, retries, alerts on failures)
Support configurable scheduling (default nightly, adjustable to multiple runs per day)
AI Enrichment & Analysis
Integrate free-tier LLM (Groq/OpenAI) to analyze aggregated data
Generate:
Viability score 0–100 + 1-sentence rationale
3–4 risk/opportunity bullet points
Personalized email template (max 120 words)
30-second call script
Action checklist (3–5 steps)
Batch processing and ranking of results
Output & User Experience
Daily structured output to Google Sheets (master sheet + per-category tabs, timestamped)
Auto-generate professional 1–2 page PDF reports per opportunity (summary, visuals, next steps, branding)
Simple web dashboard: interactive Mapbox map (color-coded pins), card-based list (photo, headline, stats, “Copy Email” button), dark mode default, mobile-responsive
Drip-feed logic: 5 fresh opportunities/day (ranked by proximity), with “See Full Batch” option
Stripe integration for subscription payments (£99 flat tier), short-lived access keys
