draft building concept

I have a land approx 20m x 40m and is very close to the airport . I want to build a business centre which will include a cafe / bar / conference room / sitting area to have food / drinks . Its is very close .2mins walk from the airport and it is in island country in the South pacific . I want to attract mostly airport workers / passengers etc . It has to be double storey and open area upstairs for relaxing and having drinks n bite to eat .. further info will be given to the interested party who can do the concept drawing only .
