My timber-framed home needs a complete seismic review and retrofit design. Because I have no existing architectural or structural drawings, the first step will be to create an as-built model from field measurements or photos I supply. Once we have a reliable base, I want you to run a full lateral‐force analysis (IBC / ASCE 7) in a program you are comfortable with—ETABS, SAP2000, RISA, or similar—to confirm gravity loads and, most critically, earthquake demand.

Key items I want solved:
• Shear-wall layout and hold-down sizing for all critical walls
• Roof diaphragm ties and any additional blocking or collectors needed
• Connection details where walls meet roof and floor systems
• Check of existing foundation capacity and any anchorage upgrades required

Send me a concise calculation package with clear references to code sections, plus plan, elevation, and detail sheets that I can hand straight to my local building department. PDF drawings and editable CAD file (DWG/DXF). Calculations must show load paths, shear values, overturning checks, and nailing/fastener schedules.

Acceptance criteria:
1. Seismic load paths closed from roof diaphragm to foundation.
2. All shear walls, straps, and hold-downs sized with ≥1.1 OSF.
3. Drawings match the calculation set one-to-one.
4. Package passes prescreen by my city’s plan reviewer without major comments.
