AI Subdivision Master Plan Optimization

Job ID: 40338889

Budget: £250 – £750 GBP

I am preparing the master plan for an agri-focused community of well over 1,000 residential lots and want to run the layout, land-use mix, and phasing strategy through an AI-driven workflow. I already have some preliminary data-sets—survey boundaries, a rough topographic model, and an early yield study—but nothing is “locked-in,” so there is room for intelligent iteration before we advance to formal entitlement drawings.

Here is what I need from you:

• Build or adapt an AI / generative design script that ingests my preliminary shapefiles, CAD layers, and survey contours, then tests multiple subdivision scenarios against objectives such as view preservation, walkability to the farm hub, open-space percentage, and net developable yield.
• Produce clear outputs—site diagrams, density heat-maps, and a ranked list of scenarios—so the team can quickly identify a preferred concept.
• Translate the chosen option into a concise approval package: illustrative master plan (PDF + DWG), key statistics table, and a narrative that aligns the design with prevailing subdivision regulations and agrarian development guidelines.
• Flag any data gaps, regulatory red flags, or infrastructure constraints that appear during the process; I can then chase additional surveys or specialist advice before final submission.

Acceptance criteria
– Scripted workflow runs locally in Rhino/Grasshopper, ArcGIS Pro, or a Python-based environment I can reproduce.
– At least three high-quality scenario sets delivered, each with comparative metrics.
– Final graphics are print-ready at 1” = 200’ and layered for future engineering.

If you have demonstrated experience combining GIS, parametric design, and planning codes for large-scale subdivisions, I would love to review examples and discuss how quickly we can stand up the first round of iterations.
