Residential Balconies: Large & Modern Design
Budget: $5,000 – $10,000 USD
I'm searching for an engineer to finalize 11 residential balconies. Each balcony is slightly different and cover up to 150 sq feet. Building material is TREX, railing is glass all in accordance to San Diego Code or City of. The plans will be submitted when we have a ball park on your costs. If you are close, you may come for an estimate. We have engineered plans that increased the balcony by 24 sq feet but the homeOwners wish to make them larger. You may use those plans, too.
Key Requirements:
- Experience in residential Engineering
- Strong understanding of balcony 'loads'.
- Can provide visual sketches or virtual representation of the design.
We already have the accurate rough draft of the balconies, structural and they are about 150 sq feet. You'll need to take the original building plans (we have them) and do each balcony. They are identical in everything but the size which varies on every balcony some are 125 sq feet and two are 150 sq feet.
Our plan needs to be submitted to the City of Carlsbad, Ca. I have attached our measurements and LF for the glass is an average of 27LF. With your rough estimate, we will submit the plans and sketch to you.
