Parking & Apartment Complex Redesign
Budget: $250 – $750 USD
I own a former office building with a generous surface lot that is now being converted into residences. I need a cohesive site concept that both re-imagines the current parking layout and explores whether a second structure—small apartments aimed at short-term rentals—can be added without compromising comfort or code.
The parking area is zoned high density residential.
the current building is zoned general commercial.
I understand I may need to go to the city for variances requests for number of parking spaces, and maybe setbacks.
Parking redesign
What matters is an integrated solution that meets required stall counts, keeps traffic flowing smoothly, adds landscaping, and anticipates EV charging.
New apartment building
The idea is a compact block of studios and one-beds. On the roof I want an outdoor lounge area plus a hot tub and built-in gas grill; I’m open to further creative touches that fit within zoning limits.
Deliverables
• Conceptual site plan showing revised parking, drive aisles, walkways, and planting areas
• Massing study and preliminary unit count for the new building
• Roof plan laying out the lounge, hot tub, and grill zones
• Quick zoning and parking compliance check (setbacks, height, ratios)
• Final files in PDF and editable CAD (AutoCAD, Revit, or SketchUp)
