Project Overview: We are seeking a skilled architect or designer to create a Site Development Plan for a 4,404 m² plot located at Pikåsveien 6, 3160 Stokke, Norway. The goal is to develop three different layout examples for residential units while maximizing functionality and complying with site requirements. DWG and Revit files with the plot details and real-world coordinates are provided. You can reference the plot on Google Earth for additional context if needed.
Scope of Work:
Design Requirements:
Develop three different layout examples for residential units on the 4,404 m² plot.
Each example should consider the following:
Building Coverage: Maximum of 25% of the total plot area (up to 1,101 m²).
Building Footprint: Houses should have a footprint of approximately 60–75 m² each and be two-story structures.
Placement: Houses can be separate or connected; if separate, aim for an 8-meter distance between each unit.
Minimum Usable Area (MUA): Each unit should have an MUA equal to 80% of its Building Usable Area (BRA). For developments with more than 5 units, 35% of the total MUA should be allocated as a shared common area.
Parking: Two parking spaces per unit (each 18 m²). Ideally, parking should be adjacent to each unit; if necessary, some spaces can be centralized.
Topography and Earthworks: Adjust design to fit natural topography, balancing excavation and fill quantities to minimize earth movement.
Deliverables:
Three layout examples in PDF, Revit or DWG formats, showing:
Building footprints, roads, parking, and MUA placements.
Estimated excavation and fill quantities.
Ensure layouts are presented with clear measurements and notes for each example.
Requirements:
Proficiency in AutoCAD and Revit.
Familiarity with Norwegian building regulations is a plus.
