Modern 110 sqm Office Interior

I have an empty 110 sqm floor plate that needs to function as a complete office. Within this footprint I must accommodate a manager room, meeting room, operational manager room, engineer room, open workspace, pantry, reception, a compact workshop for testing, and a small store.

The overall concept should feel modern while projecting a creative, dynamic energy that keeps the team inspired and clients impressed. Each space only has to meet the minimum functional standards—no single area is meant to dominate—so clever space-planning will be key.

I’ll provide the AutoCAD Layout File . From you I’m expecting:
• Space-planning showing how the nine zones can be laid out efficiently.
• A refined plan in DWG or RVT with furniture and circulation clearly marked.
• 3D perspectives or a short walkthrough (SketchUp + V-Ray, 3ds Max, or similar) that convey the look, feel, and material palette.
• Lighting and ceiling indications sufficient for my local contractor to quote.

Please include one round of revisions so we can fine-tune the concept. Once the final package is approved I’ll move straight to fit-out, so accuracy and clear annotation are essential.
