I’m ready to commission the complete design and planning package for a modern industrial building that will come in under 10,000 sq ft. The goal is to blend clean, contemporary lines with efficient workflows and compliance to local code from day one, so I need an architect who can take the project from initial concept sketches through to a coordinated set of permit-ready drawings.
Key points you should know
• Building type: Industrial (light-use production and storage).
• Scope of service: Design and planning only—no renovations or feasibility studies are required at this stage.
• Footprint: Small scale, capped at 10,000 sq ft, but the internal layout must maximise flexibility for machinery placement and future expansion.
Deliverables I expect
1. Two or more high-level concepts (plans + massing) for review.
2. A refined schematic design, including floor plans, elevations, and a basic site layout.
3. 3D visualisations or renders that communicate materiality and façade treatment.
4. A permit-ready drawing set covering architectural, structural layout assumptions, and code compliance notes.
5. A short specification outline for primary materials and finishes.
CAD (AutoCAD/Revit) files and a final PDF set are required at hand-off. To keep the project moving, please outline your proposed milestones for concept, schematic, and final submission along with the timeframes you need for each phase.
