MEP Floor plans for small functional house
Budget: $250 – $750 USD
I am looking for a freelancer who can create MEP floor plans for my small functional house. The total area of the house is between 1300-1400 square feet. I have specific requirements for the MEP plans that need to be followed. The timeline for this project is less than a week.
This home is a Barndominium, with a steel frame, engineered drawings for the steel frame will be provided. I will also provide a set of floor plans to include basic MEP drawings.
The house will have 2 frames, the exterior steel frame and the interior wood frame. However, you only need to concern yourself with the interior frame and making the foundation big enough to support the steel frame. You do not need to provide work for the siding or roof materials, other than the interior portion of wood frame.
There are only a few adjustments needed:
1. The foundation needs to be adjusted to make room for steel frame.
2. Plumbing walls need to be adjusted to provide more room for plumbing pipes.
3. Master bath fixtures moved to inside wall.
4. Pantry closet switched to open into mud room and provide for utility closet for water heater and water softner units.
5. Double entry door and a few windows need adjustments.
6. Kitchen remodel to include an island with (2) pendant lights above. Downdraft flat cooktop in the island (no overhead exhaust system). Oven & microwave combo. Cabinets to ceiling and the addition of (2) full sized pantry closets added.
7. HVAC will be mini split system.
8. The porch will be adjusted small to make room for the changes made to the interior and foundation plans.
Skills and Experience:
- Experience in creating MEP floor plans for residential buildings
- Knowledge of building codes and regulations
- Proficiency in AutoCAD or similar software for creating detailed plans
- Attention to detail and ability to incorporate specific requirements
