MEP ENGINEERING RFP – DETAILED SUMMARY
Project Information
• Project: Development of 2 pre-engineered metal warehouse buildings with mezzanines for rental bays.
• Address: 625 S. 12th Street, Gunnison, CO 81230. - see attached
• Building 1: 8 bays, 6,960 SF footprint + 5,916 SF mezzanine (12,876 SF total).
• Building 2: 7 bays, 5,394 SF footprint + 4,489 SF mezzanine (9,883 SF total).
• Combined Project Area: ~22,759 SF.
• Occupancy Classification: S-2 (Warehouse/Industrial per 2021 IBC).
• Construction Type: Pre-fabricated metal building, Type IIB, two stories.
• Maximum building height: 23’ to top plate, 4/12 roof pitch.
Scope of Work
Mechanical (HVAC)
• Provide an independent ductless split HVAC system for each of the 15 bays.
• Each system must serve both the ground floor and mezzanine level.
• Anticipated capacity: 3–5 tons/bay (final load to be confirmed by engineer’s calculations).
• Fresh air ventilation and exhaust designed per IMC/IBC requirements.
• Allow for tenant flexibility in future layout changes.
Plumbing
• Base scope: Each bay with one toilet and one lavatory sink (15 toilets and 15 sinks total).
• Future-proofing: Design to allow for future showers and potential additional fixtures on the mezzanine level (toilet and lavatory).
• Service: Connect to new 1.5"–2" PVC water line and new sewer line per utility plan.
• Provide domestic hot water solution (electric water heater/ bay or alternate system).
• Include vent stacks, sanitary drainage, backflow prevention, and cleanouts per City of Gunnison standards and IPC/UPC.
• Ensure fixture unit calculations and pipe sizing allow for expansion.
Electrical
• Each bay to have a dedicated 200A utility meter and a 125A distribution panel with service disconnect (120/208V, 1Ø, 3W), in accordance with Electrical Draft R3.
• Service entrance: 150 kVA utility transformer, 400A 120/208V 3Ø 4W building disconnect.
• Provide the following per bay:
– Ground Floor: 6 receptacles (4 × 120V, 2 × 220V).Plus one for electric overhead garage door
– Mezzanine: 6 receptacles (120V).
– LED lighting per energy code.
– HVAC and water heater power connections.
• Ensure receptacle spacing complies with NEC 210.52.
• Exterior receptacles: GFCI protected with 'extra duty' covers.
• Provide riser diagrams, panel schedules, grounding (cold water, UFER, rods) per NEC 250.
• Coordinate service entry and metering with City of Gunnison and utility provider.
Deliverables
• Full signed/sealed Mechanical, Electrical, and Plumbing drawings for permit submission.
• Mechanical load calc., plumbing fixture unit counts, and electrical demand/load calc.
• Panel schedules, riser diagrams, and equipment schedules.
• Coordination with architectural and civil/site plans to ensure seamless integration.
• Construction documents to meet the requirements of the City of Gunnison Building Department and utility provider.
