MEP Consultant Scope of Work & Requirements
Project: Farmhouse Development
Design Phase Trigger: MEP Design shall commence upon approval of architectural design.
1. Schematic Design Phase
The MEP consultant shall:
a) Prepare schematic documentation for all MEP systems based on the approved architectural concept.
b) Provide system descriptions in accordance with applicable residential standards.
c) Propose schematic-level specifications for all major MEP equipment.
d) Provide preliminary MEP layout drawings to communicate design intent.
e) Incorporate feedback and refine the schematic drawings.
2. Contract Documentation Phase
The MEP consultant shall:
a) Provide fully coordinated MEP plans and elevations with precise dimensions.
b) Include cross-sections showing MEP system integration with architectural and structural components.
c) Prepare detailed installation drawings for all systems.
d) Submit complete technical specifications for equipment, materials, and systems.
e) Provide coordination drawings showing:
All sleeve and conduit locations
Underground service routes
Opening details embedded in structural elements
f) Submit a full Bill of Quantities (BOQ) for:
Electrical Systems
HVAC (Air Conditioning and Ventilation)
Plumbing and Drainage Systems
3. MEP Drawing Deliverables
The consultant shall provide the following drawing packages:
Electrical Drawings
Electrical layout plan (lighting, sockets, power distribution) for each floor
Electrical load distribution schedule
Single line diagram (SLD)
Earthing layout and lightning protection layout
External lighting and garden lighting layout
Backup power layout (generator/inverter with switching)
Cable routing and conduit layout
HVAC Drawings
AC unit placement and refrigerant piping layout
Fresh air and exhaust system layout
Toilet and kitchen ventilation layout
Duct routing plan (if applicable)
Electrical connections to HVAC systems
Plumbing & Drainage Drawings
Cold and hot water supply layout
Internal drainage and sewage layout
External storm water and sewage drainage layout
Septic tank/STP location and connection details
Overhead and underground water tank layout
Pumping system and control schematic
Rainwater harvesting and filtration layout
Garden irrigation piping plan
Combined Services Drawings (CSD)
Coordinated service layout showing integration of electrical, HVAC, and plumbing services with structural and architectural plans
Sections and details for service shafts, chases, and underfloor/overhead services
3D isometric or schematic diagrams (optional for clarity)
