Licensed Architect for Commercial Building Plans
Budget: $15 – $25 USD
We are seeking an experienced Architect to assist in the creation of commercial building plans. For this project we narrowly need a detailed plan that show egress paths and occupancies. Use is assembly (event venue and bar). The ideal candidate will have a strong background in commercial architecture and be familiar with the specific regulations and codes in California. This is an exciting opportunity to contribute to the design of unique and functional spaces. If you have the necessary skills and expertise, we would love to hear from you.

Let me give a bit of context so you understand what we need, in two steps.
1. We are negotiating a lease and are requesting an easement to include a second means of egress (currently building has only one). We need a quick&dirty plan that shows egress paths etc. for our landlord negotiation. We can't operate a business that is capped at 49 ppl occupancy.
2. If negotiation succeeds, assist us in creating permit set that we submit as owner-user to the local building department ourselves. We have done extensive remodels in our first location and are familiar with the process, and know the value of expert hands drafting the plans (vs. us making formal mistakes). This will require a bit more time.
Would you be up for something quick&dirty for (1) and stay in touch for (2)?

Here is the Revit file of the whole building. I'm interested to modify the ground floor by adding a second means of egress that discharges to the side, which is an open-to-sky front yard with an easement. The rear of the building would be changed to remove the big bathroom and open the back into a bigger, unified room. I would need an analysis of occupancies and path of egress into both exit doors. There is a courtyard in the middle of the building so I supposed one path would go through the courtyard into the front room and out of the main entrance.
