Budget: $250 – $750 CAD

I’m updating the insurance valuation for a 192,750 sq ft industrial warehouse that has a two-storey front office. To do this I need a current-year replacement-cost estimate expressed as a basic, major-category breakdown.

Scope
• Break the figure into hard and soft costs, then add an overall contingency allowance.
• Reflect Southern Ontario conditions by using both local labour rates and local material costs.
• Keep the categories high-level—think site preparation, structure, envelope, MEP systems, interior finishes, professional fees, permits, financing/insurance, and contingency—without drilling down to individual line items for every material.

Deliverable
A clear spreadsheet (or well-formatted PDF) that shows:
1. Total replacement cost in CAD.
2. Sub-totals for each major cost category listed above.
3. Assumptions and data sources (e.g., RSMeans, local bid data, recent unit-price studies).
4. Date of pricing and escalation method, so I can update it easily next year.

Accuracy matters more than presentation flair, but do keep the worksheet clean and auditable.
