Hillcrest Duplex Renovation - Architectural Design
Budget: $30 – $250 USD
We are seeking proposals from qualified architectural and mechanical design professionals to finalize the building permit set for a Duplex renovation. This includes updating architectural plans to address municipal plan review corrections, adding fire-rated wall details, completing mechanical plans (HVAC), and providing all components necessary for full building permit approval in Macon-Bibb County, Georgia.

Scope of Work
1. Architectural Corrections & Additions
• Add a 2-hour fire-rated wall detail between Unit A and Unit B (wood stud, IRC R302.3 compliant).
• Update site plan and floor plans to call out fire-rated wall separation clearly.
• Add attic access location (pull-down ladder) for HVAC service per IRC M1305.1.3.
• Create and add a window schedule showing dimensions and window types per unit.
• Coordinate and relabel all plan sheets as needed for clarity and consistency.
Add water heater
2. Mechanical Plan (HVAC) Requirements
• Create HVAC plans for both Unit A and Unit B, including:
• Equipment type, location, and sizing.
• Duct layout with supply/return locations.
• Ventilation, exhaust, and attic unit access.
• Compliance with Georgia Mechanical Code and IRC requirements.
• Add HVAC detail to designated MEP sheet(s).
3. Final Permit Plan Set Assembly
• Assemble all revised and new plan sheets:
• Title Page & Sheet Index
• Floor Plans (A Units)
• Site Plan (SP)
• Window & Door Schedule (D1)
• 2-Hour Fire-Rated Wall Detail Sheet (A-6)
• Mechanical Sheet(s) (M1 or MEP-1)
• Deliver plan set as:
• PDF (for permit submission)
• Original CAD/Revit (if applicable)
