Garage plan with loft - Construction plans needed and engineer stamp for MN.
Budget: $250 – $750 USD
Read before bidding: I will not entertain fake profiles or folks who only specialize in product design. I am looking to work with someone with construction experience who has completed residential construction drawings. I am not so much interested in 3D renderings. The important part of my work is construction plans that trades people can read and understand. This includes slab details, wall and roof details, stair details, electrical plan, and in-floor heating plan for the slab and the loft.
If you cannot provide an engineer stamp, know that I will need to pay an engineer for a plan review and my budget for the plan only will be adjusted for that. I am a General Contractor and I am looking to establish a relationship with someone who I can work with long-term on more plans in the future.
For this project, I am in need of construction plans for a residential free-standing garage with a loft. The garage will be 24x32 on a monolithic slab. The sidewalls need to be 10-16' and the roof pitch can range from 8/12 to 12/12. I am looking for input on the best design for structural integrity and cost savings. If this is beyond your abilities; please do not submit a bid. This garage will be constructed in MN, USA. The loft above will be used for office space. I do not need assistance with obtaining permits.
Ideal skills and experience for this job include:
