Engineered Beam Permit Drawing

Job ID: 40309507

Budget: $250 – $750 CAD

I am preparing a building-permit package to widen a doorway opening in a 2 × 6 load-bearing wall between my kitchen and dining room (two-storey, single-family home, Aurora ON). The clear span between the new posts will be about 10 ft, but I have not taken exact beam measurements yet; I want you to verify the final length, depth and ply count of the exposed LVL and size the jack posts accordingly.

Scope of work
• Provide a stamped engineered drawing (PDF plus DWG) suitable for submission to the Town of Aurora and compliant with the current Ontario Building Code.
• Show the LVL beam left visible below the ceiling, with two visible posts and associated jack studs. I need detailed specifications for these posts, including connection hardware and load paths down to the foundation.
• Reflect existing framing: 2 × 8 SPF joists, 13 ft long, running perpendicular on one side of the beam and parallel on the other.
• Note that one end post will house an existing 5-in HVAC duct and a relocated 4-in duct; no duct design is required, only the structural allowance around them.
• Provide any required lateral bracing or blocking details.
• Include a concise material list so my contractor can order everything without guesswork.

Deliverables considered complete when
1. The drawing is ready to upload to the e-permit portal with your professional engineer seal valid in Ontario.
2. All dimensions, lumber grades, fasteners, hangers and bearing details are explicit.
3. Revisions (if any) requested by the municipality are covered until approval for this single opening.

Preferred file format: AutoCAD 2018 (or compatible) plus stamped PDF.
Timeline is flexible within two weeks of project start; earlier is welcome if accuracy is maintained.
