AI Driven Subdivision Concept Layouts
Budget: $300 – $10,000 USD
I develop large-scale single-family subdivisions in Florida (300–700+ lots) and want to front-load our feasibility work with true AI speed. The assignment is to pull parcel information directly from the county property-appraiser site, import it into TestFit (or a comparable generative design tool), and iterate full conceptual plans before civil engineering begins.
Scope of work
• Create lot layouts, road networks, and density scenarios together—no single element can be treated in isolation.
• For each layout run, keep lot aesthetics balanced rather than simply maxing count, while the road grid must favour smooth traffic flow.
• Produce side-by-side density tests (e.g., 340-lot vs 280-lot) so I can compare yield, open-space ratios, and basic utility impacts in minutes, not days.
Typical workflow
1. Capture and clean GIS/parcels.
2. Push data into TestFit; auto-generate first-pass layout.
3. Hand-tune constraints (frontage, setbacks, ROW widths) to meet Florida code.
4. Export plan set (PDF + DWG or RVT) plus a brief memo explaining key metrics and any red-flag issues.
Acceptance criteria
• Minimum two alternate concept plans per site, each delivered as native TestFit file + flattened PDF.
• A summary table listing lot count, net density, approximate linear feet of roadway, and gross developable acreage for every scenario.
• All work returned within 48 hours of receiving parcel data.
