Diseño de Trazado Urbanístico para Loteo

ORDEN DE TRABAJO – TRAZADO URBANÍSTICO

Necesito que trabajes sobre el polígono que aparece en la imagen adjunta. El perímetro ya está claramente definido y debe respetarse en su totalidad.

OBJETIVO

Dividir todo el polígono en lotes unifamiliares con las siguientes medidas:

8 metros de frente

20 metros de fondo

Área aproximada: 160 m² por lote
VÍAS Y ACCESO PRINCIPAL

La única entrada y salida del proyecto es por la parte frontal, donde colinda con la carretera asfaltada.

Debe diseñarse una avenida principal que recorra el predio desde la entrada hacia el interior, con 12 metros de ancho.

Las calles auxiliares/interiores deben tener 10 metros de ancho cada una.

Si la vía principal no tiene salida posterior, al final debe incorporarse un retorno vehicular (cul-de-sac) adecuado para maniobra.

DISTRIBUCIÓN DE LOTES

Organizar la lotización en manzanas regulares, priorizando lotes rectangulares.

Mantener la modulación uniforme de 8 × 20 en todo el proyecto.

Evitar lotes irregulares o en forma de “L”.

El trazado debe mantenerse dentro del límite exacto del polígono.

ENTREGABLES

DWG o DXF editable, con:

Límites del polígono

Vialidad (12 m y 10 m)

Trazado completo de lotes

Numeración de lotes

Plano general en PDF o imagen HD

Cuadro de áreas, indicando:

Área total del polígono

Área destinada a vías

Área útil vendible

Cantidad total de lotes resultantes



adjunto puntos del poligono en archivo excel , el poligono esta bien su perimetro pero un poco desplazada parte del servicio seria moverlo a donde se indique , expertos en CAD





WORK ORDER – URBAN LOT SUBDIVISION DESIGN

I need you to work on the polygon shown in the attached image. The perimeter is already clearly defined and must be fully respected.

OBJECTIVE
Subdivide the entire polygon into single-family lots with the following dimensions:

8 meters frontage

20 meters depth

Approximate area per lot: 160 m²

ROADS AND MAIN ACCESS

The only entrance and exit to the project is through the front side, where it faces the paved road.

A main avenue must be designed from the entrance toward the interior of the site, with a width of 12 meters.

Secondary/internal streets must each be 10 meters wide.

If the main avenue has no rear exit, a vehicle turnaround (cul-de-sac) must be added at the end to allow proper maneuvering.

LOT DISTRIBUTION

Organize the subdivision into regular blocks, prioritizing rectangular lots.

Maintain the uniform 8 × 20 meter module throughout the project.

Avoid irregular or L-shaped lots.

The layout must stay strictly within the boundary of the polygon.

DELIVERABLES

Editable DWG or DXF file including:

Polygon boundaries

Road layout (12 m and 10 m)

Complete lot subdivision

Lot numbering

General plan in PDF or high-resolution image

Area summary indicating:

Total polygon area

Area allocated to roads

Net saleable area

Total number of resulting lots

NOTE


I am attaching the polygon point coordinates in an Excel file. The polygon perimeter is correct, but part of the survey is slightly displaced. The task is to move and adjust it to the indicated position. This requires a CAD expert.
