I want to build a 16'*28" garage with a loft not to exceed 16' height (London On requires a 5' offset from property line to get this height). I want the slab to be 2' below grade (to get a 9' ceiling for the main floor and still allow a usable loft space for the 2nd floor).
I would like a sloped roof (lower on left facing the garage) with windows on the 2nd floor on the right side facing my yard.
I would like a garage door on the front and back (pass through).
I want the garage to be heated.
