House Plan Design Requirements
Objective:
To design a customized house plan that fits within the constraints of the provided lot disclosure plan while incorporating the features, inclusions, and room dimensions from the sample plan.
Reference Documents:
1. Lot Disclosure Plan (providing site boundaries, setbacks, easements, and levels)
2. Sample Floor Plan (for design inspiration, features, and layout preferences)
3. Room Dimensions List (for specific space allocations and room sizes)
Key Design Considerations:
- Ensure compliance with site restrictions, including boundary setbacks, retaining walls, and easements as per the lot disclosure plan.
- Adapt the sample floor plan to fit within the given land dimensions while maintaining a functional and aesthetically pleasing layout.
- Retain all major features from the sample plan, including four bedrooms, double garage, home office, entertainment area, and outdoor living space.
- Position the house appropriately to maximize natural light and airflow, considering the orientation of the lot.
- Adjust for the slope of the land where necessary, incorporating necessary grading or retaining solutions.
Room and Space Requirements:
- Maintain the room dimensions as per the provided area sizes document while ensuring efficient space utilization.
- Ensure that the open-plan living areas (Meals, Family, Kitchen) remain spacious and interconnected.
- Master Suite should include an ensuite and walk-in wardrobe (WIR).
- Provide a dedicated home office space.
- Designate a multipurpose ‘Activities’ space for flexibility.
- Outdoor living area should be positioned to take advantage of the best site views.
- The double garage should be integrated efficiently into the design with convenient internal access.
Structural & Aesthetic Requirements:
- Incorporate a modern and functional design aesthetic.
- Ensure compliance with building regulations and council requirements.
- Utilize practical storage solutions, including built-in wardrobes in all bedrooms.
- Kitchen to include ample bench space and an island as per the sample plan.
- Include necessary provisions for electrical, plumbing, and HVAC considerations.
