Hi there,

I am looking for an expert in AutoCAD or Revit with extensive architectural knowledge to help modify house blueprints for resubmittal for approval. The task involves addressing specific comments and requirements from the building inspector to ensure our permit gets approved.

Requirements:

Proficiency in AutoCAD and/or Revit
Strong understanding of architectural principles and building codes
Experience in modifying residential blueprints
Attention to detail and ability to follow specific directions

Responsibilities:

Review and understand the building inspector’s comments and requirements
Modify the existing house blueprints accordingly
Ensure all changes comply with relevant building codes and regulations

The project involves converting an existing basement into an ADU (Accessory Dwelling Unit).

1. Building Data
Clarify Unit Size: Ensure your proposed unit is within the required size (300-400 sq. ft.). A Junior Accessory Dwelling Unit (JADU) must be no more than 500 sq. ft. and contained entirely within the single-family structure.

2. General Comments
Architect Stamp and Sign Plans:

All plans must be stamped and signed by a licensed architect.
Provide Complete Site Plan:

Create a site plan showing all existing structures, their distances to property lines, the direction (north), property address, parcel number, public streets, site drainage, and easements.
Detail Egress Path:

Show the path from the ADU's exit to the public way. Include details for stairs, ramps, etc.
Building Elevations:

Provide elevations of all sides of the building with the ADU. Specify if windows are existing or new. Include a door and window schedule with sizes, materials, and types of glass.
Clarify Previous Use/Occupancy:

Indicate what the space was used for previously.
ADU Within Main Dwelling Footprint:

If not entirely within the main dwelling, shade the area proposed for the JADU.
Assign Separate Address:

Assign a separate address for the ADU (e.g., 151A Rollingwood Dr). Ensure address numbers are visible from the street, at least 4 inches in height, and illuminated.
Plan Sheet Index:

Include an index on the title page listing all the plan sheets.
3. Architectural Comments
Minimum Living Area:

Ensure the living area is at least 150 sq. ft. excluding bedroom, kitchen, bathroom, etc.
Fire-Resistance Rating:

Detail a 1-hour fire-resistance rating for separating dwellings, or 1/2 hour if equipped with automatic sprinklers. Provide UL listing and STC rating.
Natural Ventilation:

Provide calculations showing that habitable rooms have natural ventilation (openable area not less than 4% of the floor area).
4. Electrical, Mechanical, and Plumbing Comments
Source of Heat and Hot Water:

Show on the plans the heating and hot water source. Provide separate controls for HVAC.
Dedicated Electrical Disconnect:

Provide a separate electrical disconnect (subpanel) for the ADU.
Exterior Lighting:

Ensure outdoor entrances have switch-controlled lighting outlets. Newly installed luminaires in wet or damp locations must be rated "Suitable for Wet Locations."
Balcony/Deck Receptacles:

Provide at least one receptacle outlet within the perimeter of the balcony/deck, not more than 6.5 ft above the surface. Ensure outdoor receptacles are weatherproof and GFCI protected.
Sewer Lateral:

Show the size and type of pipe for the sewer lateral, and where it connects to the sanitary sewer.
Gas or Electric Stove:

Clarify if service is for a gas or electric stove. For gas stoves, provide a piping plan showing BTU ratings, piping sizes, load demands, and point of delivery.
5. Energy Comments
Insulation:

Show R-13 or R-19 insulation in exterior walls.
6. Structural Comments
Identify Load-Bearing Walls:

Identify all walls to be removed, added, or replaced as load-bearing or non-load-bearing. Load-bearing walls may require engineering.
Foundation Plan:

Clarify if the foundation is existing. If not, provide a foundation plan.
