Architect for Palm Springs Remodel
Budget: $5,000 – $10,000 USD
We are doing a remodel of a 2600 sf Palm Springs ranch, built in 1976. I’ve included a very rough layout for the current and desired future state. We’ll be moving walls (although none of them load bearing – at least that’s what we think now), installing new doors, a powder room and generally tearing the place up.
Approximate timing for starting demo is June 1
Scope of Work:
Phase 1: Preliminary site and floor plans
Prepare an existing site plan, existing floor plan and proposed floor plan for use in obtaining construction estimates and for plan permitting.
A detailed description of the work is as follows:
• 1 site visit to the project site (2275 Pebble Beach Rd, Palm Springs CA 92264) for site measurements and photos
• Draw up an existing site plan and an existing floor plan
• Attend a design meeting with us
• Prepare a proposed floor plan with dimensions and material call outs as provided in the design meeting.
Phase 2: Permit set
Prepare a set of plans to obtain a building permit from the City of Palm Springs based upon current information. Building Department submittals are done online (no in person submittals, except for OTC). As the project scope is more clearly identified, required documentation can be adjusted.
Work to include:
Prepare and coordinate application plans and documents for plan review with the City of Palm Springs, including coordinating required submittal documents, preparing submittal forms, submitting the documents online, and addressing plan check corrections.
Documents (as identified on the Permit Application) to include:
■ Site Plan with drainage and development information
■ Existing and proposed floor plans
■ Door and window schedule
■ Exterior elevations
■ Electrical plan with load calculations
■ Mechanical plan with ducting and equipment info
■ Waste, drain and vent isometric (coordination with consultant only)
■ Gas/water piping isometric (coordination with consultant only)
■ Structural plans and calculations (estimate)
■ Title 24 calculations (estimate)
