Architect/draftsman needed to make modifications to existing houseplans

We have purchased plans that need some minor modifications and additions. **Sooner the better.**

I have attached the existing plans as well as a mock up of the modifications- marked in brown/red, (except for the upstairs layout- it is modified from the original layout but it is yellow ) Hope to use the editable PDF I have currently but can purchase the autocad file if needed.

Modifications summarized below:

• Change exterior view
o Push Dining forward a few feet & add square bay window to front
• Square off breakfast nook and dining room, no rounded bump outs
• Add Walk in Pantry in kitchen
• Kitchen/nook open to the great room
• Add 2 car side entry garage leading into “command center” with laundry/Mudroom, lockers, & pwdr room
• Add doors to dining from foyer (will act as a toy room while kiddos are young)
• His & Hers closets in Master
• 4x6 Shower in master bath (change size as needed to accommodate)
• Move Pwdr room to next to garage
o make overlook/loft smaller (unless a PIA or if needed to accommodate upstairs jack and jill bath)
• Jack and jill bath with water closet
• Add rear Loft upstairs
• 2 story balcony off rear loft/master sitting room


Please let me know estimated time to complete as well as compensation.
