I want to cleanup an audio file to hear far away background voices and sex sounds and get rid of white noise and traffic. I want to hear the discussion and the actual sexual act and sounds.

This is an office setting. One party gets up to go to an office in the back corner of the building. There's a discussion about sex and then the initiating of sex. I need to clearly hear the initial dialogue after the one party gets up from their desk and walks to the others office. I need to hear the actual sex sounds and words spoken during the act and after. The white noise and traffic outside limits this. I don't want to lose the faint voices and sounds of the act taking place.
