It is possible to embed asset & space properties in the BIM at BIM authoring stage.
However, they are difficult to change during operations (without having the authoring
software and the knowledge to use them). On the other hand, linked data is easier to
change, and modified would immediately available through the BIM.
Based on above principle, identify at least five asset-based information and five space-based
information, which would be useful for operations when linked with BIM.
Under each information that you identified, note the following attributes:
a) Typical update frequency (hourly, daily, weekly, etc.)
b) Which department/system would be the source of that information (BMS, Asset
Management, Leasing Management, etc.)
c) In which form this information would appear? (number, list of names, etc.)
Hint: Do not limit your imagination to asset-properties and space-properties. Asset-based
info means anything related to asset, for example, ‘next maintenance date’. Similarly, space-
based info could include ‘customer complaints received this week’.

A Digital Twin (DT) is made using BIM to represent a room.
(A) What are the useful static information we can gather from the BIM?
(B) What are the dynamic space information we can gather from external sources and
show in DT?
(C) Identify a DT function that will use information gathered (such as floor area) from
BIM as an input, and combine it with externally gathered data to produce some
useful output.
