Budget: $3,000 – $5,000 CAD

I’m converting two 20 × 48 ft 1980 schoolroom portables (combined 1,920 sq ft) into a permanent residence on a new full foundation in Ladysmith. The shell is already up, complete with 5/12-pitch metal roofing on rafters, but I now need professional documentation to satisfy permitting and lending requirements.

Here’s what I’m looking for:

• Structural drawings – stamped plans that show the existing modular framing, new foundation details, rafter layout, and all required tie-ins between the two portables.

• Construction reports – both a concise executive summary and a fully detailed report covering materials, methods, and current build status. The detailed version should be suitable for municipal review, while the summary will be shared with my lender and insurer.

• Habitation suitability report – focused exclusively on safety compliance, addressing structural soundness, fire separation, egress, and any other points necessary to declare the dwelling safe for occupancy.

I can supply photos, rough sketches, and on-site measurements. Local site visits are possible if you’re in or near Vancouver Island; otherwise remote collaboration works as long as the final package meets Canadian code standards and is ready for submission.

Preferred file formats are PDF and DWG (AutoCAD/Revit source files welcome). Please outline your timeline from kickoff to final signed documents and note any additional information you’ll need from me to get started.
