Structural Drawings for Duplex Conversion

Budget: $750 – $1,500 USD

I already have the full architectural layout for turning my main-floor-and-basement home into a modern duplex; now I just need the structural side signed off. Your task is to transform the finished design into permit-ready engineered stamped plans.

Scope
• Remove the existing interior staircase, frame-in the resulting floor opening, and verify the new load path.
• Specify beams, posts, connections, and any required footings that will compensate for the stair removal, wall removal and create the clear spans shown in the layout.
• Check floor, wall, and roof loads so the converted space meets current code for a two-unit dwelling.
• Deliver a clean PDF plan set, the supporting calculations, and (if you work in CAD/Revit) the native file so my GC can pull dimensions straight from the model.
• Provide a professional stamp/seal valid for my jurisdiction or note up-front if you will supply the calculations only and coordinate with a local engineer of record.
Also need to add a garage extension and covered walkway to the new basement apartment .
All aesthetics are locked; this is strictly structural engineering to maximize space and finalize the duplex conversion in a modern style. If you have recent experience with beam insertion, stair removal, or similar remodels, I’d like to see a sample sheet. I’m ready to move as soon as your timeline and approach make sense.
