Modern Condo DOB Plan Set

I need a complete, DOB-ready architectural plan package for a ground-up, 14-unit condominium that will operate as rental housing. The overall look must stay firmly in the Modern vein, both in massing and detailing.

Scope of work
Please produce every drawing the NYC Department of Buildings requires for initial filing and permit issuance:

• Floor plans for all levels, accurately dimensioned and tagged
• Building elevations showing material callouts and overall height compliance
• At least two cross-sections plus keyed wall sections that capture envelope, structure, and fire-rating strategies
• Enlarged architectural details wherever a typical note will not satisfy DOB reviewers
• A coordinated lighting plan—primarily ceiling lighting—aligned with egress and energy code expectations

Files & format
Deliver both layered CAD (DWG or Revit) and flattened, print-ready PDFs at 1/8" = 1'-0" (or the standard scale you use for DOB). Title blocks must include project data and my firm’s information, which I will supply after award.

Acceptance criteria
1. All sheets pass an internal constructability review and my checklist before submission.
2. Your final set is formatted for DOB eFiling with no missing schedules or indices.
3. Revisions are addressed within the standard comment cycle until approval.
