Luxury Cultural Landmark Restoration

I am restoring a historic 3-story mixed-use building in the Centro Histórico (Barrio La Ronda) of Tegucigalpa, Honduras, directly overlooking Parque Finlay. The building is located within a protected historic district, so the exterior should respect the existing architectural character and preservation guidelines while being carefully restored to feel elegant and timeless rather than completely redesigned.
The vision is to transform the property into a luxury boutique mixed-use building inspired by the atmosphere of SoHo (New York), Roma Norte and Polanco (Mexico City), El Born (Barcelona), Le Marais (Paris), and Brera (Milan).
The ground floor will eventually become a premium commercial space designed for a fashion boutique, jewelry showroom, design gallery, luxury café, interior design studio, or similar high-end tenant. The upper floors will contain boutique studio apartments that can also function as luxury hotel suites.
The design should feel sophisticated, quiet, and timeless rather than flashy.
