Job ID: 40556327

Budget: £20 – £250 GBP

Project

Internal reconfiguration of an existing three-bedroom house to create a bright, open-plan kitchen and dining space without extending the footprint of the property.

Existing Property

The current layout comprises:

Separate kitchen (3.0m x 1.81m)
Dining room (4.17m x 3.02m)
Entrance hall
Staircase
Utility room
Bathroom

A copy of the existing floor plan is attached.

Design Objectives

The aim is to create a spacious kitchen/dining room while retaining the existing footprint of the house.

The proposal should include:

Removal of the wall between the existing kitchen and dining room only (subject to structural feasibility and inclusion of any required steel beam).
Retain the entrance hall, staircase enclosure, loving room and bathroom in their existing positions. Utility room can be changed if necessary and the cupboard shave to the left of the kitchen can be used
Do not create a fully open-plan ground floor—the staircase should remain enclosed behind the existing wall.
Replace the rear dining room window with large aluminium bifold doors opening onto the garden.
Maximise natural light and views towards the countryside.
Create a layout suitable for entertaining while maintaining good circulation.
Kitchen Requirements

The design should include:

An island (possibly with seating )
A dining area or bench with table
Shaker-style kitchen.
Belfast sink.
Integrated appliances where practical.
Tall pantry storage.
Plenty of worktop space.
Somewhere comfy go sit while the other person is cooking and chatting

Style

Preferred style is:
Country cottage
Warm and timeless with personality and pops of color rather than contemporary minimalist
Natural oak worktops
Brass hardware and taps
Painted shaker cabinetry (consider warm neutral, olive or sage tones)
Flooring that creates a timeless look and enriches the cottage feel
Soft, light interiors that maximise the rural outlook

Deliverables Requested

Please provide:
Existing vs proposed floor plan.
Furniture layout.
Indicative kitchen layout.
Structural assumptions (where steel beams would likely be required).
Suggested location and size of bifold doors.
At least two layout options if possible.
One or more 3D visualisations showing the proposed space.

Design Constraints
No rear or side extension.
Existing bathroom to remain.
Existing staircase to remain.
Existing structural walls should only be altered where necessary, the wall between the dining room and kitchen should be removed.

The property benefits from a generous rear garden with uninterrupted countryside views. The design should make these views the focal point of the space with bifold doors creating a social kitchen and dining area that feels connected to the garden while respecting the original character of the house.
