Duplex Plan Code-Compliant Modifications
Budget: $250 – $750 USD
I need my existing two-storey duplex plan revised for a Canadian building-permit submission. All work has to satisfy the National Building Code of Canada, so please be comfortable detailing to NBC requirements and provincial amendments.
The most critical structural adjustments are three-fold: converting the current hip roof to a 6/12-pitch gable while keeping the new profile in harmony with the home’s present style, swapping every steel beam for properly sized LVL members, and introducing below-grade basement doors on both sides complete with the extra footings those openings demand. Alongside that, floor framing must shift to conventional 2 × 10 dimensional lumber (no engineered joists) and the roof vents need to become a continuous ridge vent. On the street façade I’m replacing the brick with neutral-tone vinyl siding.
PDF files are mandatory; an editable CAD file (AutoCAD comparable) is strongly preferred so future tweaks are simple.

• Floor plans updated for dimensional-lumber joists
• Roof plan with the new gable configuration and ridge vent details
• Exterior elevations reflecting vinyl siding and revised rooflines
