This project involves taking a new commercial office building from cleared site to turnkey completion. All design documents and permits are already in hand; what I now require is a construction partner who can execute the full build to spec and on schedule.
Scope highlights
• Ground-up construction of a four-story steel-frame office facility (approx. 3,800 m²).
• Full envelope: foundations, structural steel, roofing, curtain-wall glazing, exterior finishes.
• Complete mechanical, electrical, plumbing, fire-suppression, data, and security systems installation.
• Interior fit-out to CAT-A standard, including elevators, restrooms, HVAC controls, and core common areas.
Key milestones will be agreed during mobilisation, with percentage-based payments tied to structural completion, MEP rough-in, enclosure, and final hand-over. I will provide the stamped drawings, soils report, and local authority conditions upon award.
Quality expectations
• All works must comply with International Building Code 2018 and local municipal amendments.
• Adherence to ISO 9001 site-quality procedures and documented safety plan (OSHA equivalent).
• Weekly progress updates and site photos submitted through Procore or a similar platform.
