Project Details
I’m designing a mix use building for the project and need a complete drawing package that includes three items: an overall site plan, massing by floors and a photorealistic exterior rendering in a contemporary style.
Scope of work
• Massing plan by floors
• Site plan – Locate the house on the lot, orient it toward the river, illustrate setbacks, driveway, landscaping zones, and any required grading.
• Exterior rendering
File expectations
• 3D Sketchup models in SKP format.
• Renderings in high-resolution JPG/PNG plus the native file.
Acceptance criteria
1. No detailed floor plan needed but site plan align dimensionally for 100 units
* Studio: 500 SF (46.4 sqm) 1-Bedroom / 1-Bathroom: 700 SF (65.0 sqm) 2-Bedroom / 2-Bathroom: 950 SF (88.2 sqm)
PROGRAM ASSUMPTIONS
Total Units 100
Unit Mix 18 Studio / 55 1BR / 27 2BR
Commercial Space 5,655
Parking Spaces 50
Estimated Gross Building Area (GBA) 122,000
2. Rendering accurately reflects plans, material palette, and riverfront context.
3. Two revision rounds included after each major deliverable. Please let me know what software you intend to use and your estimated timeline so we can get started.
