High-End Basement Remodel with Modern-Rustic Theme

I want to remodel my basement. I want the designer to help me best decide which rooms/areas go where and I want them to be able to create renderings so I can visualize what it may look like. The existing basement has a t-grid drop ceiling, carpeted floors, and an old wet bar. There is a separate large mechanical room that I want to leave as-is for the moment. I want to demo out the tgrid, carpet, and the wet bar and start with a blank canvas. The rooms I want to add: bathroom (somewhere somewhat close to the existing wet bar as this is where the main sewage line is) in the bathroom there should be a sink/vanity, a walk-in shower, heated floors and a modern but rustic type style. I want there to be a small bedroom. I want a small home gym with basektball court type floors and the wall to enter it be all glass. I want there to be a 3-4 person sauna. I want the alcove wall on the left side of the drawing to be half an in-law kitchen and the other half of the area to incorporate some kind of game (like virtual darts or something like that). I want there to be a lounge area with a tv and a play room. I want to make efficient use of the space and I want the model to be high-end with a modern-rustic theme.
