Concept Design & Site Development for Villa Estate
Project Overview
We are seeking a skilled architectural designer / architect to prepare a concept design and site development proposal for a vacant property measuring approximately 3,360m².
The objective is to develop a compact, attractive, and efficient residential villa estate that maximises the number of villas achievable on the site while maintaining good circulation, functionality, and an appealing overall environment.
The design should present a modern, high-end residential feel consistent with the architectural style references provided.
Scope of Work
1. Site Development Layout
Prepare a conceptual masterplan/site development plan showing:
• Optimal placement and orientation of villas
• Internal road and circulation layout
• Visitor and resident parking
• Landscaping and communal spaces
• Security/access control arrangements
• Recreational and breakout areas
• Pool and communal facilities
The proposal should aim to fit as many villas as reasonably possible without compromising practicality and comfort.
2. Villa Concept Design
General Requirements
The villas should generally be:
• 4-bedroom villas
• Modern and aesthetically appealing
• Designed in line with the provided style references/images
• Efficiently planned for compact estate living
Minimum Internal Requirements
Each villa should include:
Ground Floor
• 1 bedroom
• Guest toilet
• Open-plan kitchen
• Open-plan lounge/living area
• Dining area (if feasible)
Upper Floor
• Remaining bedrooms
• Master suite
• Bathrooms as appropriate
Typologies
Provide at least:
• 2 different villa typologies/options
• Variations may include façade treatment, layout arrangement, or footprint size
3. External & Site Features
The development should also include:
Parking
• Unshaded parking spaces
• Parking allocated per villa
• Additional visitor parking if possible
Communal Facilities
A small communal/entertainment building including:
• Entertainment/lounge space
• Kitchen facilities
• Laundry facilities
Recreation
• Small communal swimming pool
• 1–2 breakout/social seating spaces
Landscaping
• Soft landscaping throughout the development
• Trees, planting beds, grassed areas, etc.
Roads & Paving
• Internal roads and driveways to be finished with paving bricks
Security
• Security guard house at the entrance
• Access control/gate system
Deliverables
The freelancer should provide:
1. Conceptual site development plan
2. Concept floor plans for villa typologies
3. Basic elevations/massing views
4. Simple 3D views or renders
5. Site area utilisation summary
6. Indicative parking layout
7. Landscape concept integration
Design Intent
The overall development should feel:
• Modern
• Elegant
• Space-efficient
• Marketable for residential investment or luxury rental accommodation
• Cohesive in architectural language
The design should balance:
• Density optimisation
• Livability
• Aesthetic quality
• Efficient circulation
Reference Material
Architectural style inspiration/reference images will be provided separately and should guide the overall design language.
