11-Acre Community Site Plan & Renders

Job ID: 40142592

Budget: $250 – $750 USD

I need a comprehensive architectural package that I can share with investors for a new 11-acre mixed-use community on a lakefront parcel. The scope starts with a master site plan that clearly lays out five key program elements— a lakefront residential subdivision, an art center with theater and event space, an urgent-care + wellness clinic, a large organic greenhouse, and a marketplace. All buildings should be expressed in a clean, modern style that complements the water’s edge and maximises lakefront views for the homes.

Because this is an investment pitch, I must go beyond line drawings. I want highly detailed 3D renderings with interiors visible, showing materials, lighting, and human scale. Each building and a representative set of residences should be rendered from multiple angles, then compiled into high-resolution images (and, if possible, a short walkthrough video) suitable for both print boards and a slide deck.

Deliverables
• Master site plan (DWG or RVT + PDF) with zoning, circulation, parking, and landscape zones called out
• Individual floor plans and elevations for every primary building
• Photorealistic exterior & interior renders for:
– Art center
– Urgent-care / wellness clinic
– Organic greenhouse
– Marketplace
– Modern lakefront residence(s)
• Overall aerial render that shows how the program sits on the 11 acres and captures the lakefront setting to incorporate that lake leads to the oceanfront beachfront
• Source files (Revit, AutoCAD, SketchUp, Lumion, or equivalent) to allow future edits

Acceptance Criteria
1. Modern architectural language carried consistently across all structures.
2. Lakefront residences positioned and modeled to maximise water views and boat docks
3. Renders delivered at 4K resolution or higher with layered PSDs for easy graphic editing.
4. All drawings and models align dimensionally; no mismatched scales.
5. Final package ready no later than the agreed milestone date.

If you are comfortable taking a project from conceptual layout through polished, investor-ready visuals—and can demonstrate a portfolio of similar community or mixed-use work—let’s discuss next steps and timeline.
