I need detailed architectural floor plans for a double-storey home that embraces a clean, Modern aesthetic and an open-plan layout. The design should flow seamlessly from one space to the next on both levels, emphasising natural light and functional circulation while still leaving me flexibility to refine room sizes later.
Ground level will prioritise an expansive, integrated living–dining–kitchen zone, and the upper storey will accommodate private bedrooms and any additional spaces we decide make sense once the main footprint is locked in. You’re free to suggest creative ways to maximise usable area on a modest suburban block; think clever storage, efficient staircase placement and sight-line optimisation.

• Scaled floor plans for ground and first floors in PDF and editable DWG/DXF.
• Basic furniture layout to demonstrate the open-plan concept.
• A brief written rationale (one page is fine) explaining key design choices and how they support a Modern style.
If you can also provide a simple 3D massing or SketchUp model, please mention it—it’s not mandatory but would help me visualise volumes before committing to finishes.
