Architectural Concept Design – 3-Storey Mixed-Use Building (East-Facing Restaurant + Duplex Residence)
Project Overview
We are seeking an experienced and innovative architect or architectural designer to develop a preliminary concept design for a compact mixed-use urban building on a 4.5-cent (approx. 1,960 sq.ft) east-facing plot.
The project combines a ground-floor high-end restaurant with two floors of a private residential duplex above, requiring excellent spatial planning, aesthetic balance, and technical efficiency.

Plot size: ~1,960 sq.ft (4.5 cents / 182 m²)
Orientation: East-facing frontage on a main urban street (ideal for morning light, high visibility for the restaurant)
Plot shape: Rectangular compact lot
Location: (To be shared privately – tropical / urban context)

Clear separation of commercial and residential circulation (privacy + code compliance).
Independent stair/lift and service cores for each function.
Light & Ventilation Strategy
Maximize east light in living spaces and filter glare with screens/brise-soleil.
Integrate lightwell or courtyard for cross-ventilation and daylight in inner areas.
Consider tropical climate and tight urban setbacks.
Structural Efficiency
Cost-effective, rapid-build structural system (preferably RCC frame with flat slabs or RCC–steel hybrid).
Optimize column grid for open restaurant layout and residential flexibility.
Aesthetic & Brand Identity
Unified façade suited to both a high-end restaurant and modern duplex home.
Architectural style: Contemporary Tropical Minimalism — clean lines, natural textures, vertical screens, and lush planting.
East-facing façade to act as brand showcase — warm sunrise tones, shaded double-height glazing, and subtle restaurant signage.
